INTRODUCTION

1.1   Background to The Study

 

The last fifty years of the 20th century saw unprecedented urbanization in Nigeria. For example, in 1890 there were 25 urban centers in the country. This number increased by 125 percent (i.e. 56) in 1953. Between 1953 and 1963 the number grew again from 56 urban centers to 185, an increase of about 229 percent in just ten years. While the total urban population increased by about 240 percent between 1890 and 1953, the population grew by more than 300 percent between 1953 and 1993 (Akinmoladun & Oduwaye, 2000).

 

In fact, a reliable estimate suggests that the country's urban population currently accounts for more than 35 percent of the country's total population. This number is expected to reach around 62 percent by 2025. This means that within a period of less than 15 years, a population of more than half of Nigeria's current total population will consist of newcomers to the urban scene in Nigeria if all other factors related to these trends remain unchecked (Caleb et al. , 2011).

 

Nigeria is one of the most urbanized countries in Africa and sub-Saharan Africa. This is due to the astronomical population growth between 1921 and 2006. Compared to an annual growth rate of 2.8 percent for the total population, the urban population in Nigeria has grown at almost 5.8 percent per year over the last three decades, according to Alkali (2005).

 

In fact, the population of urban centers in Nigeria accounts for about 48.2 percent of the country's total population and projections suggest that by 2025, more than 60 percent will live in urban centers. Studies have shown that there are more than 840 urban centers and more than 10 cities with a population of over one million. In fact, Lagos State, one of 36 states, is larger than 32 African countries (Caleb et al., 2011).

 

The problems and challenges posed by rapid urban growth in Nigeria, as in all other developing countries in the world, are immense. The explosive growth rates have not only increasingly complicated and exacerbated the interrelated problems of human settlements and the environment, but are also responsible for the general problem of human and environmental poverty, declining quality of life, and underutilized as well as unused wealth. Currently, more than 70 million Nigerians live in poverty. In fact, only China and India have more people than Nigeria (Caleb et al., 2011).

This demographic shift has placed enormous pressure on urban infrastructure, creating challenges in housing, waste management, transportation and environmental sustainability. Given these challenges, the role of real estate management proves to be a crucial factor in promoting sustainable urban development. Estate management involves the planning, development and maintenance of real estate assets and its effective implementation can contribute to the creation of environmentally conscious and socially inclusive urban spaces. (Aina et al., 2018).

 

The need for sustainable urban development in Nigeria cannot be overstated given the potential impact of unbridled urbanization on the environment, social justice and economic stability. Real estate management plays a critical role in aligning urban development with sustainability goals, emphasizing the integration of environmentally friendly construction practices, energy efficient infrastructure and the conservation of natural resources.

 

This introduction examines the diverse role of property management in promoting sustainable urban development in Nigeria by examining key aspects such as urban planning, resource optimization, community engagement and the adoption of innovative technologies (Oni, 2016). As we engage in this discussion, it is essential to draw on diverse scientific perspectives and empirical evidence for a comprehensive understanding of the topic.

This introduction draws on seminal works such as “Sustainable Urban Development: The Role of Estate Surveyors and Valuers” by Aina et al. (2018), “Urbanization, Planning, and Sustainable Development in Nigeria” by Oni (2016) and “Green Building in Nigeria: Challenges and Opportunities” by Adelekan (2019). These sources collectively contribute to the discourse on the importance of estate management in guiding urban development towards sustainability in the Nigerian context.

1.2      Statement Of the Problem

The rapid urbanization experienced in Nigeria has brought about a myriad of challenges, posing a significant threat to the achievement of sustainable development goals. As cities expand to accommodate the burgeoning population, issues such as inadequate housing, insufficient infrastructure, and environmental degradation have become pervasive. The role of estate management in addressing these challenges and promoting sustainable urban development is not yet fully realized.

 

There is a critical need to investigate the existing gaps and barriers within the estate management framework that hinder the integration of sustainable practices into urban development strategies. Additionally, the lack of awareness and understanding among key stakeholders, including developers, policymakers, and communities, about the pivotal role that estate management can play in shaping sustainable urban spaces poses a substantial obstacle to progress (Aina et al., 2018).

 

This study seeks to illuminate these issues and contribute insights that can guide the formulation of effective policies and strategies for incorporating sustainable principles into estate management practices in Nigeria.

 

The interplay between urbanization and sustainable development in Nigeria is further complicated by socio-economic disparities and the unequal distribution of resources. The problem extends beyond physical infrastructure to encompass social aspects, including issues of affordability, accessibility, and inclusivity in housing and urban services. Therefore, the statement of the problem underscores the urgency of exploring how estate management can bridge these gaps and foster a more sustainable and equitable urban development paradigm in Nigeria. Addressing this problem is crucial for ensuring the long-term resilience and viability of urban centers in the face of ongoing demographic shifts and environmental challenges (Oni, 2016).

 

1.3 Objectives of The Study

The main objective of the study is to examine the role of estate management in promoting sustainable urban development in Nigeria. Specific objectives of the study are:

  1. To evaluate the current practices of estate management in Nigeria and their alignment with promoting sustainable urban development principles.
  2. To identify challenges and opportunities for estate management to contribute to sustainable urban development in Nigeria.
  3. To develop recommendations for improving the role of estate management in promoting sustainable urban development in Nigeria.

1.4 Research Questions

To guide the study and achieve the objectives of the study, the following research questions were formulated:

  1. 1.  To what extent do current estate management practices in Nigeria adhere to principles of sustainable urban development, such as environmental protection, social equity, and economic viability?
  2. 2.  What are the key challenges and opportunities for estate management to contribute to sustainable urban development in Nigeria, considering factors like infrastructure, regulations, financing, and community engagement?
  3. What specific recommendations can be made to improve the role of estate management in promoting sustainable urban development in Nigeria, taking into account the perspectives of policymakers, estate management professionals, and residents?

1.5 Research Hypothesis

The following research hypothesis was developed and tested for the study:

Ho: There is no statistical significant relationship between estate management and promoting sustainable urban development in Nigeria.

1.6 Significance of The Study

The study is important for many reasons. The following are the major stakeholders this paper through its practical and theoretical implications and findings will be of great significance:

Firstly, the paper will benefit major stakeholders and policy makers in the Estate Management sector. The various analysis, findings and discussions outlined in this paper will serve as a guide in enabling major positive changes in the industry and sub-sectors.

Secondly, the paper is also beneficial to the organizations used for the research. Since first hand data was gotten and analyzed from the organization, they stand a chance to benefit directly from the findings of the study in respect to their various organizations. These findings will fast track growth and enable productivity in the organizations used as a case study.

Finally, the paper will serve as a guide to other researchers willing to research further into the subject matter. Through the conclusions, limitations and gaps identified in the subject matter, other student and independent researchers can have a well laid foundation to conduct further studies.

1.7 Scope of The Study

The study is delimited to Uyo metropolis. Findings and recommendations from the study reflects the views and opinions of respondents sampled in the area. It may not reflect the entire picture in the population.

1.8 Limitations of The Study

The major limitations of the research study are time, financial constraints and delays from respondents. The researcher had difficulties combining lectures with field work. Financial constraints in form of getting adequate funds and sponsors to print questionnaires, hold Focus group discussions and logistics was recorded. Finally, respondents were a bit reluctant in filling questionnaires and submitting them on time. This delayed the project work a bit.

1.9 Organization of The Study

The study is made up of five (5) Chapters. Chapter one of the study gives a general introduction to the subject matter, background to the problem as well as a detailed problem statement of the research. This chapter also sets the objectives of the paper in motion detailing out the significance and scope of the paper.

Chapter Two of the paper entails the review of related literature with regards to corporate governance and integrated reporting. This chapter outlines the conceptual reviews, theoretical reviews and empirical reviews of the study.

Chapter Three centers on the methodologies applied in the study. A more detailed explanation of the research design, population of the study, sample size and technique, data collection method and analysis is discussed in this chapter.

Chapter Four highlights data analysis and interpretation giving the readers a thorough room for the discussion of the practical and theoretical implications of data analyzed in the study.

Chapter Five outlines the findings, conclusions and recommendations of the study. Based on objectives set out, the researcher concludes the paper by answering all research questions set out in the study.
