This study examines an evaluation of land use policy on rental values. Faced with the problem of [regulatory Barriers ], the study was guided by the following objectives;
- To identify the relationship between land use policies and rental values of residential properties in Abuja.
- To examine the effects of land use policy on rental values of residential Properties in Abuja
- To examine the challenges of land use policy on rental values of residential properties in Abuja
The study employed descriptive and explanatory design, questionnaires in addition to library research were applied in order to collect data. Primary and secondary data sources were used and data was analyzed using statistical package which was presented in frequency tables and percentage. The respondents under the study were 30 Occupants of residential properties in Abuja. The study findings revealed that there is a significant relationship [Land use policy] has on [rental value]. Linear regression significant at 0.05 level (2-tailed), 0.00 indicates the significance of interaction between two variables an indication that the significant is under the range of 0.0 and 0.05.
Using the above findings, it implied that there is a strong relationship between [Land use policy] and [rental value]. Key recommendations from the study are;
- Proper Building Infrastructure adequate for its fees should be raised.
- Land owner should ensure to use their lands in accordance with the Land Use Policy to ensure a healthy living environment for the value expected.
- Clean water and Security should be considered core to plan for alongside all other implementations.
- Needs-meeting Economic development and services should be made possible around the residential properties.
- The regulatory system of the Land Use Policy should be Examined, reviewed and updated.
